An Urban Palacito

Guatemala City, Guatemala

Concept Design

This scheme for an assembly of urban “palacitos”—mixed-use and -income apartment buildings–is organized around a central plaza. The single building uses its corners to negotiate the scale of the adjacent plazas and vistas: Parking access is celebrated as a porte cochere at one corner; a public stair to the central court anchors another corner; and the two others offer access to ground-floor retail space. With the exception of the tower, facing an institutional plaza across the way, the other corners are hollowed out to create terraces at the upper levels. Residences are concentrated on levels two and three, with the penthouse poking through the roof to capitalize on views of the urban roofscape and nearby public institutions and plazas.
